If you’ve never checked out Henderson as a place to live, you really don’t know what you’re missing. It’s a rapidly growing area with bustling neighborhoods full of all the amenities you would expect—shopping, entertainment, dining, and so much more. And a great home has just become available in the Silverado Ranch area, known as much for its quality of life as its relative affordability in the Henderson area.

Realtor Frank Napoli notes new developments are really focusing on the level of service and variety of community offerings they include. He explains, “There are plenty of areas with community amenities you can enjoy without having to have them under the roof of your home. Places like The Ridges in Summerlin and Rhodes Ranch all have these community centers with amenities for residents to enjoy such as a gym, community theaters, golf courses and things like that. Having everything within walking or short driving distance within your community makes it that much nicer.” –Allison Duck

Just Getting Better

An active adult community for those ages 55-plus, Del Webb Lake Las Vegas is the place to be. Ryan Breen, president of PulteGroup’s Las Vegas division, notes, “Designed as a hub for programs and amenities that support social, physical, creative and intellectual fulfillment, the heart and soul of Del Webb Lake Las Vegas will be at its clubhouse.” Amenities include a resort pool and spa, billiards room, aerobics room and a community event lawn with an outdoor fire pit. –AD

Expert Look: Paul Conforte

Xpand Realty’s Paul Conforte is looking to help you expand into the Las Vegas area, and he has plenty of experience in that area. “I’ve been in real estate about 15 years,” Conforte says. “My mom was a Realtor, so it’s been in my blood. At Xpand, it’s more like family.”

While Xpand Realty serves all types of customers, Conforte notes the niche they’ve created. “Our company’s owner is from Hawaii and our business is very referral-based,” Conforte says. “We find that a lot of people from Hawaii are looking at the Las Vegas market for vacation homes or investment properties because it’s so much cheaper here.”

Conforte, who moved here 20 years ago to attend UNLV, sells homes all over the Las Vegas Valley, but he does a lot of business with custom home builder Toll Brothers. He observes, “Toll Brothers is going really modern, doing more with less space, and they’re doing so much with one-story communities.”

Conforte is full of pro tips, but something especially valuable he notes is regarding perception on the part of the buyer. “The biggest misconception is that when you go to a builder, they’re your Realtor. If you want somebody to look out for your best interests, somebody who has fresh eyes to notice something that maybe you didn’t, you should always bring a Realtor. The seller or builder pays the commission. You don’t pay the Realtor; you don’t owe them anything.” –AD
